LR1:  Title Register or Title Deed

The Title Register or Property Register is one of 2 main documents of title and is often referred to as the Title Deed. This official document provides an up to date record of legal ownership and other information about a title/property.
 
Information provided within the Title Register includes the following: 
 
  • Property ownership details, including the name and address of the registered owner(s).
  • Details of restrictions adversely affecting the property, such as restrictive covenants.
  • Price paid/value stated for any property that has been sold since April 2000.
  • Details of easements affecting the property, such as rights of way (or access) and drainage rights.
  • Maintenance responsibilties and liabilities; often indicated by colour markings on the Title Plan.
  • Registrable mortgages and charges affecting the title, including the name and address of the lender (such as a bank or building society).
  • Tenure, i.e Freehold or Leasehold.
  • Please note that the Title Register should be read in conjunction with the Title Plan - when ordered at the same time, a discounted fee applies; please refer to LR3 below.
Please note that, as a matter of course, Title Registers ordered via our online service are accompanied with a Report confirming whether there are any pending registrations against the subject property/title (such as a pending purchase/change of ownership).

LR2:  Title Plan

The Title Plan is the second main document of title. The Title Plan provides details of boundary positions, an outline of surrounding properties and often contains coloured markings which are referred to within the Title Register. The Title Plan is often the first port of call for boundary dispute resolution and often utilised for planning application submissions.
 
Information provided within the Title Plan includes the following:
 
  • General position of the boundaries; typically highlighted in red.
  • General location in relation to adjoining/surrounding properties and buildings.
  • Title Number and Ordnance Survey Map Reference.
  • Easements, such as rights of way (or access) and drainage easements; often indicated by colour markings.
  • Orientation indicated by way of a North Point.
  • Maintenance responsibilities and liabilities for boundary structures.
  • Please note that the Title Plan should be read in conjunction with the Title Register - when ordered at the same time, a discounted fee applies; please refer to LR3 search below.

LR3:  Title Register & Title Plan

When the Title Register & Title Plan are ordered at the same time, a discounted fee applies.
 

 
 
 
LR4:  Property Ownership Report £11.95
 
A popular search which reveals the name and address of the registered owner(s), Title Number and details of Tenure. 
 

 
 
 
LR5:  Index Map Search
£24.95
 
The result of an Index Map search reveals whether or not the property searched is registered with the HM Land Registry, the Title Numbers, and the type of registration (i.e. Freehold and/or Leasehold).
 
The result of an Index Map search is, in most cases, provided within a few hours of receipt of an order. 
 

 
 
 
LR6:  Pending Registrations or Applications (Day List Enquiry)

This search will reveal whether there are any pending applications (such as a pending purchase/change of ownership) or official searches against a title or property.
 
The results are often provided within one hour of receipt of an order. 
 

 
 
 
LR7:  Registered Old Deeds - Transfers, Conveyances and Agreements
£24.95
 
Registered Old Deeds are documents (such as Transfers,  Conveyances and Agreements) which previously formed the main Title Documents of a property, prior to 1990. These documents have now been replaced by the Title Register & Title Plan.
 
When Transfers, Conveyances, and Agreements are referred to within the Title Register they are generally available (often in digital format). They can provide valuable information on matters relating to rights of access, boundaries, covenants and easements.
 
When completing the order form for this particular search, the document that you are seeking to obtain must be referred to within the Title Register. You must provide us with the name of the document requested and its full date (day/month/year), as referred to within the Title Register.
 
Subject to availability and stored format, these documents are often supplied within a few hours of receipt of an order.
 
 

 
 
 
LR8:  Historical Title Register

A Historical Register search is useful to establish, for instance, the details of ownership on a specific date in the past. An edition of a Historical Register is only available from the 4th May 1993 to present and this is subject to the property being registered during this period. For instance, if the property became registered on the 1st January 2000, then a Historical Register will not be available prior to the year 2000.
 
When placing an order for a Historical Register you must provide us with the full date (day/month/year) of the edition required.
 
Subject to availability, these documents are typically provided within 3 to 5 days of us receiving an order.
 

 
 
 
LR9:  Historical Title Plan
£24.95
 
Similar to a Historical Register search, as above. However, the Historical Title Plan search is only available from 13th October 2003 to present and is again subject to the property being registered during this period.
 
When placing an order for a Historical Plan you must provide us with the full date (day/month/year) of the edition required.
